Building Survey Report (Equivalent to RICS Level 3 Survey)

This is a comprehensive property inspection which includes: descriptions of construction techniques; the condition of all aspects of a property, including services; and photographs of the relevant areas. A conclusion offers advice on repair and maintenance. This survey also includes comments on boundary walls to the property.

Significant Defects Report (Equivalent to RICS Level 2 Survey)

This follows a similar format to the building survey but is effectively designed for modern properties. It includes a description and the condition of all the main elements of the property, including services, with advice on urgent repairs and maintenance.

We are able to provide a insurance reinstatement figure, although this will be for a small additional charge.

Home Condition Report (Equivalent to RICS Level 1 Survey)

This type of inspection is designed for modern properties (1970 and newer) but does not offer the same depth of advice as a Significant Defects Report. It covers all items related to the main structure of the dwelling but does not include internal joinery, sanitaryware or comments on the services within the property.

Open Market Valuations

Open Market Valuations are required for varied reasons.  This can include pre-purchase inspections, probate matters or changes to marital status. These are based on a property inspection and comparable evidence obtained from similar property sales.  The valuation, known as a Red Book valuation, is carried out in accordance with the strict RICS guidelines.

We are able to provide you with insurance reinstatement figure utilising the latest cost data from the Building Cost Information Service provided by the RICS.

Expert Witness Reports

An Expert Witness Report can be used when a dispute arises between a building owner and a neighbour/builder/other third party.  We have experience in preparing these reports and attending court as an Expert Witness as necessary.
